Hey All, I’ve found an off market duplex in need of some repair (estimate unknown as I haven’t been inside yet).

Looking to bolster my off market lead flow.

Still can be very beneficial for a new investor but personally I think not as good as a service as they had with their exclusive listings where they had inspections already done, rent rolls available, and you can complete the entire offer/acceptance via their platform rather than being handed off to an agent. 

Also, did they provide you those terms off the bat or after explaining your project?

All pets must be on a leash and walked off property .

Off the cuff, $250 a push seems quite high and I'd look to find someone else if I were you.  

Just got off the phone with the zoning guy and he said since both of my lots pre-date the zoning regulations in the city, they're grandfathered in so-to-speak, which means I am able to build a single family on each one!
