Louisiana—Property Tax—Administration of tax sales of immovable property.L. 2024, S119 (Act 409), effective 01/01/2026, upon adoption of the proposed constitutional amendment at the statewide election to be held 12/07/2024, repeals numerous provisions related to tax sales and provides that the assessment of property taxes and other impositions on immovable property will constitute a lien and privilege on the property in favor of the political subdivision to which taxes and other impositions are owed.

Look for mentors by reaching out to people in the real estate field, at local gatherings, REI groups, and on Bigger Pockets forums.

We have had numerous Clients come to our property management team that were told their property was in great shape and basically move in ready only to have our property manager walk it and have a list of 20+ things they find that should be done before placing a tenant.

I already get a list from the county, but they are pre-foreclosures that were field. 

I have listed plenty of properties in numerous area and have never seen a market so slow and im wondering if there is anything I can do in order to market the properties in that particular market.

We paper them differently and have numerous disclosures and checks and balances in place to ensure the deal is as risk free as currently possible.I agree the gurus are soiling this industry quite a bit. 

I bought a property a while back that had the legal description messed up when the survey was recorded, the property was sold numerous times and every time there was an affidavit of correction needed to fix the legal description in the sale.

Also, there are numerous challenges dealing with Turnkey providers:1) Terrible renovation work - we've taken over many properties that investor bought turnkey and they were shocked to learn the true condition of their property from our TakeOver video.

My wife spent countless hours on the phone with her working out the numerous accounting errors.
