From a tax perspective if i am a passive investor how do i stand to gain from deprciation?

Hi Brady,If you are looking at it from just from a dollars and cents perspective then you should keep the tenant. 

Since you're investing from a distance, I recommend interviewing multiple agents, lenders, property managers, contractors, and other professionals to build a strong and reliable team.

Extremely communicative and Bob spent time over multiple phone calls answering specific questions I had concerning the deal.

We decided the cost was too high and it was not worth it from a financial or risk perspective.  

Take that information and see what might work best for you right now in this position in life.House hacking is an awesome way to get started and even doing that can still be a bit difficult to cash flow today so run your numbers multiple times and do them well.
