But hey, here's a thought for any Licenced Realtors who have such a Contract and do find their next Buyer before closing:- take that Buyer directly to the Listing Agent and agree to rip up the original agreement because, there was a Buyer out there who was prepared to pay more after all!

the program I use to buy and sell vacant land and now houses actually taught me how to do it with out a licence.

I don't have my GC licence yet, but should have it around xmas. 

The ADR went down due it increased vacancy due to increased listings because all the STRs without licences shifted to MTR.

In Warren they require an inspection and a rental licences.

I am also currently 20% through my real estate course to get my licence and I feel like that would help with anything I do real estate wise. 

Also since you will be able to meet the agents you can personally check them out, you will actually be offering those buyers a real service in pre-screening the agent for them.Thanks for your suggestion about becoming licenced in order to receive referral fees.I'm wondering why others aren't concerned about making offers directly to sellers while a licensed agent.
