I spoke to my RE Lawyer, who claimed that re-platting would take much longer than just forming a condo association and selling each individual townhouse as a condo. 

Google RE centric lawyers, call the largest property management companies in the areas for lawyer rec's, or local investors or investment centric agents in the area to find a good one.

I would see a lawyer to make sure you structure it property.

If you are willing to take the time to read the laws and hire a lawyer to help you interpret them, self-managing would be viable. 

Hire a lawyer to make sure the covenants were recorded correctly and that your deed is in fact covered.

I found ways to be creative because I just couldn't fly 10 hours to deal with repairs or other things that came up.The main difference(s) I see between my small operation of one and something with 30+ units is that I would need a website, lawyer, CPA, and maybe a call center.
