Chances are she won’t show and if she does, I have all the evidence so a judgement should be fairly easy.

Obviously, the tenant won't show up in court so it will be a default judgement.

Many moved on after a couple of years, but paid on-time & no issues as banks do NOT want to see evictions, judgements & one credit union actually asked for a landlords referral letter of good standing. 

You can get a money judgement against them that has teeth in it. 

The lease also has very detailed info regarding abandonment, and states ‘landlord in his best judgement thinks tenants will not be returning can remove….’

So you are already protected there.However, if you are sued personally for something happening in your life (car crash, …) a judgement can take all your investment away.

Get your judgement to ensure that you get paid before those folks can get a new apartment, car, phone, and more.Have strategies in your tool box ready to go. 

I am using their services for my second cause judgements in hand.
