In my area an Energy-Star window will run you $200 - $400 per window {casements are more efficient and give larger egress openings} and another $100 - $300 to install [pending if the new windows are brick-mould (full replacement) or inserts].There is also a very good chance that building has little to no insulation in the walls ... you will want to make plans to address this (either internally as you renovate or externally when you reclad the building) and factor it into your price.

@Moncy Samuel i normally inform my tenants at the 90 day mark prior to lease expiration that due to rising costs in the economy and housing costs in the area we will be raising rent to "insert number here."
