But he chose that one over the others because it was very user friendly (for our older managers) and it offered a 'Groups' function where we could add certain individuals to different projects.

First thoughts are finding a way for the tenants to use it for a fee, either rent the space monthly or create a space that can be rented on a per-use basis....or possibly rent to another non-tenant individual for office use of some kind.

I haven't 100% narrowed down my market yet, but once I do, I'll aim to connect with investors first, seek advice and recommendations and go about building my team this way. 

If it’s rental property do you seek amenities in the locaton or that doesn’t matter.

I just had a vacancy come up in the middle of a fourplex escrow and the seller had the unit re-rented in under a week for $50/more per month. 6) Yes it's hot, but with individual metering the landlord doesn't foot the electric bill 7) Yes the market is competitive here, but mostly for 3/4 unit properties.

Given the abatement option could you continue to occupy 15% of the building with commercial tenants while the rest of the building is converted or is that a logistical nightmare/ideally are you seeking different long term commercial tenants if you go that route?
