Sure you do have ones that are horrible and deemed unsafe but there are some that are somewhat inland that are great deals (Nassau county especially) .

I personally don't think its a horrible idea as long as you can look at the area, neighbors, building/assessment history and if they have crazy HOA fee raises in the past.
