High taxes.

You want lower land cost with high rental demand unless you're a reno expert and flipper which not 1% of real investors are. 

I am a general contractor that specializes in kitchen remodels and high end custom cabinetry, but I'd like to use this project to pivot into more general contracting and property development. 

Now, it took me many years and a lot of real estate trading to get to this place with my bank, but that is why I highly recommend that RE investors work hard and finding and nurturing a local banking relationship.

I has two GREAT property managers that immediately come to mind, one handling 5 high end high rise condos I owned in Phoenix and the other one handling a 12 unit very lower end apartment building I owned in Arlington, Texas.  

My mortgage should be about $2,100 after I get PMI eliminated and I was going to rent it to a friend that I have known since high school for $2,000 a month.

The issue I see is smart contracts/tokenized real estate and traditional real estate investors is like oil and water.

Research high-traffic areas or underutilized lots near event venues, hospitals, or transit hubs.
