Kamloops has good, high cash flow, and vibrant construction industry rushing to fill housing demand.

I'm a newbie NJ real estate aficionado looking to start conversations about the vibrant market of Puerto Rico.

You get vibrant cities with density.  

Shops, restaurants, $600K single family homes, vibrant, rehab everywhere. 5 or 10 years ago, I would not have wanted to stop my car and get out.

The vibrant downtown and cultural opportunities will continue to draw in residents from across the distressed state, and the metro area’s population continues to climb at a level that surpasses the national index.Areas like Olde Towne East and Franklinton continue gentrifying, and the arrival of Columbus Crew’s new stadium will likely further boost demand for downtown apartments.

I would sent them a notice stating they are habitually late and you will start enforcing whatever late fee is specified in the lease going forward.  

It removes any subjective nature if decision made on account of that,  and most habitual criminals and scam artists aren't going to have good credit.

Very vibrant city.

Renters who are habitually looking for properties will remember what was & wasn't on the market, and you don't want them saying "why did they have to lower the price?"
