If your tenant has less to legitimately complain about than the rest of the people s/he works with, sooner or later you're going to end up with a waiting list of future tenants.

If I had known this was happening, I would have gone to one sooner. 

The sooner you start, the sooner you can get your mortgages paid off and collect more of your rent.Either way, remember: Timing isn't AS IMPORTANT as LOCATION.

Go luxury sooner, so your commissions are higher than the sub-$300k stuff that a lot of Realtors are more comfortable doing and if you land a big listing, you could always partner with another more successful luxury Realtor who would be happy to co-list and cover the cost of the luxury marketing if you're bringing the listing to the table...Hope this helps! 

However, I feel like the sooner I start, the better, as some of the savings from house hacking (other than creating a rainy day fund for house repairs, of course) can be used to chip away at our student loan burden.

Listen to the podcasts every free minute you have, in the car, in the gym, etc until you have heard all ~300 hours of information.
