Consider grabbing a newbie realtor who's hungry, have them let you into places/fill in the blanks in a solid contract, and trust more in yourself for decision making.

It would be great to grab coffee and pick your brain if you're open to it.

I'd grab a land use/RE attorney and have him draft a nice little letter for you.

Generally speaking you could put down $25k a piece on two solid B-Class duplexes or you could take the majority of the $50k & grab yourself a really high rent A-Grade duplex.To get some background on what I mean when I say B-Class or A-Grade check out The Ultimate Guide to Grading Cleveland Neighborhoods.

Being a lifelong city girl, I don't think I would enjoy living in central MA but I could definitely look into it as a place to purchase property that I'm not living in.

@Jesse Os if they're not protruding the concrete wall and your semi handy, just go to home depot grab a tub of hydraulic cement and go to town !!!!!!!
