@Eric McArthur If I answer your question, it'll be biased because I not only live in Houston/Texas, and invest here for myself and my family. 80+ tech companies have moved to Texas in 2021 alone.

I've seen the bad side (although that was 2010-12 or so, so I am old and biased) when inspections was a PITA and at least once cost me more in collective 'inspections fees' than the water tank replacement. 

I'm biased towards DFW, but starting local doesn't mean you always have to invest locally, and there's plenty of opportunities to start in DFW especially in single family.
