Now I'll concede mid 7's under the Fannie programs (I had forgotten about those) but 6.1% is unheard of (in my experience) here is GA, for FTHB.

Where we have several student rental properties, it is not unknown for us to get the odd high maintenance tenant - typically someone who is living on their own (outside of university residence) for the first time who comes from a privileged and sheltered upbringing  (but not always),   Rather than establish a poor rapport with a new tenant by getting into a back-and-forth over procedure, we explain the reason we ask for service requests in writing is to ensure that no details are forgotten when we review the work with our handyman or trades.   

He admitted that he may have forgotten to show me this bathroom.

Make sure you keep them warm by sending emails here and there to them to let them know you haven't forgotten them and when u find that deal, it's not just some random wholesaler trying to get their money.

Perhaps my friend/business partner @Travis Limbocker could chime in with others I may have forgotten to list here.The reason I'd look for turnkey is because the amount of work required to run a rehab is extensive.

But I am just giving you  a  hard time... most of us guys on BP that are frequent posters and RE brokers are pretty experienced and there is not much in the way of out of the box thinking that we have not already done or forgotten about...

The same people who are advocating minimizing equity and maximizing leverage either weren't active investors during 2008 and got their start afterwards, or have forgotten that markets can turn - even their so-called "stabilized" investment property.
