They're not hiding, but be VERY careful, there are plenty of scammers, too. When you do find a HML prepared to lend in your market...Check if they need a licence in that state.

What's the issues using non licensed contractors?
29 November 2021 | 43 replies
In my [opinion] if you want 1st class quality workmanship you are more likely to get it with a licenced contractor. Not everything requires this level of skill though. And you have to wonder why Bob Hammerswinger of Craigs list is not Bob's Framing LLC Licensed and Bonded....with a current licence and bond as required by law.

Here is a goid one:Tenant drama

If it were mine I'd have a licenced electrician come out and inspect the work, and bill the resident for the cost of the inspection and any needed modifications to bring it up to code.Same with the plumbing--licenced plumber inspection and if needed bring it up to code--or if you want--remove it.Right off the bat he does this--on his own, this resident might do a lot more of these (just do it) modifications to YOUR Asset.I've seen where a renter added an entire covered porch to a house..un-permitted...design quality (drunken home made) construction quality (drunken child's fort).

Question for a Project Manager
8 August 2021 | 2 replies
Hi Joshua,Here are just a few things that come to mind:Look for a history of "On Budget/On Time".By PM I assume you mean a general contractor.Ask for several RECENT references similar to your job and go review the work quality, call the owners and discuss their experience with this business.Ask for copies of any needed licences and check with the licensing authority to make sure they are current. You must understand you areas Lien Release procedures, and follow them to a "Tee".Decide how you will pay, paper checks vs etc..., and understand in writing when and for what you will pay.Be prepared to walk thru (or have the contractor do it via video) the work done before releasing the payments.Understand that in many areas (it is common for) "Construction Types" to "Knock off" at certain earlier time on Fridays and begin drinking beer.
