I doubt I'll ever get my back rent and damages back either, but I figure if they ever get their lives back on track or they win the lottery :-) I'll be in line to collect.

@Michael HerrGranted I have not read every post on this topic (which is fantastic by the way) but your story about your tenant asking you to bail him out of jail absolutely wins hands down.  

Whether you would actually win that who knows, but I think there is enough meat on the bone there to dissuade them from pursuing it.

I've never entered into a real estate partnership and would like to make it a win win for everyone involved.

If you can buy brand new at close to production cost turn key... thats a huge win for long term appreciation.
