I think in near term JT prices are likely to fall.  

How many times have you “suffered” from a slip and fall accident in a store aisle? 

I plan to invest in one of their Ohio properties this fall/winter. 

Don't fall for the "like a good neighbor" or "You're in good hands with Jake" bit. 

I only do STR during these 4 months so I don't know what the fall would have been like.

The market is slower and less competitive so for buying is great during the holidays so listing to sell in the fall works. 

I don't expect the tenant to be checking their water meter on the backside of the building since it's at an apartment style building so would this fall on the condo association or utility company to refund the tenant?

However, it increases debt, which can strain cash flow if rental income falls or expenses rise.
