Essentially I'd like to partner with people that have deals but lack the construction side of things.

I had spent time working on these and getting buyers for them (because they didn't show as "sold" on the MLS when I first started working on them) so I essentially wasted my time on stale deals.

Then people say banks do it, yes they do but they also do fractional lending which means they can create money out of thin air.They can write a $1M loan to someone with only $100,000 essentially.

It sounds like there are five strategies, and the first one is essentially inserting yourself into a deal by providing the funds for an earnest money deposit for someone like a wholesaler.

It'll be overkill, to be honest, but it's better than using software that lacks some essential features.

I get multiple calls daily from sequential numbers (all Voip calls with a Georgia area code) for a different person and  property I don't own, essentially a wrong number.

Essentially how do we separate from partnering on each property when the time comes? 

I also recommend reading blogs and forums or watching videos on how to develop a good roommate contract, house rules, etc.
