You state the property is in Shenandoah, I'd note you'd want to confirm it is indeed in the town of Shenandoah, and that she isn't just referring to the Shenandoah Valley region, which is quite large and encompasses many counties. 

Investment real estate encompassed a lot of what I liked about engineering but without any standard procedures to follow, allowing for much more creativity.

I'm in Texas as well and this property is insured with Encompass Insurance.
