Many people don't want to self manage from out of state, and professional managers can suck up alot of the cash flow, and not do as great of a job as you would've hoped. 

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

You can get foot traffic and people driving by.

Congratulationswhat you’ve found that both the INVESTMENT side of real estate, and theBUSINESS side are very competitive; therefore profit margins are compressed, so those “home runs” people like to bragg about are actually quite rare.  

I can't stand Dave Ramsey because he advises people with out asking 100 questions that you should before you give advice like this. 

Plenty of people are happy they took those kinds of risks.

From what I could tell, only 2 people worked there and if something happened over a weekend, you wouldn't get a response until Monday.  

,  it helps tons when you know someone like your husband that knows how to flip and work on a home himself, a lot of people myself included have no connections at all to flip a home and it could be daunting just thinking about it.Did you get your asking price of $299.633?

Could work, but remember people that need hard money usually need it for a reason.
