LLCs do have some drawbacks, but their advice is dead wrong, or you misunderstood it.

But the drawback is that if you need a realtor for your transactions they are going to want their commission and that's going to come from your bottom line.

There are significant drawbacks however, like the HOA dues which do increase over time (sometimes significantly), surprise special assessments, and not being able to have complete control over how and when those major maintenance items are completed.A very recent experience has me re-evaluating my strategy, however.

I don't have any experience with mobile homes, but generally with regard to entities/transfers of title, I wrote a blog post about entity protection and some drawbacks here.

That being said, you'll be living with your tenants, which definitely has some drawbacks.

There are benefits and drawbacks to both.If you provide the appliances you have greater control over their placement, hookup, and removal.

This is really the biggest drawback for me on the smaller homes.

One draw back to that method is non conforming properties... ie.. 4,000sq/ft home in a 2,000 sq/ft neighborhood...
