Great news is when you get a deal there the spread is usually solid, bad news is many of the traditional marketing tactics don't work very well (at least in NYC where you cant cold call, PPC & PPL is really expensive and I don't know anyone who does well with direct mail).

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

The great news is I have the time, knowledge, resources, and critical thinking skills to bring these projects to fruition.

The good news is that once you gain some traction you can hire a VA to help with the initial calls (either part time or full ).

After i posted, i did check with the lender (it's actually a box that's also checked on the closing documents that i didn't realize) but my loan is not assumable if i sell the property.

Also, we inherited that tenant when buying the property at a foreclosure sale and section 8 was very helpful in providing all documentation, last signed lease, renewal or rent increase instructions, inspection information, etc.
