Once you've fixed it up and rented it out for 6 months - 1 year, you can find someone to refinance it under a traditional mortgage (do that ahead of time) so you can ditch the hard money or whatever loan you used to acquire it.

The more people you have to having living there to pool income enough to qualify, the more unstable it is....... all it takes is one to bail and then things can go downhill fast......As landlord you want stable, long term tenants that at the first "bump in the road" the car wont go veering off into the ditch and burst into flames.....

You don't want to pay them too little or too infrequently that they ditch the project all together.Agree before hand and if hes an honest guy, tell him the importance of finishing the job earlier.
