No discrepancies, no missed dates, etc.?

I've never had a tenant complain about a discrepancy in payment but, if I did, I could pull out my receipt book and show exactly what happened.

If I do make an offer, and there is a discrepancy or something I don't like, I think I can get my earnest money deposit back and get out of the purchase...?

Perhaps there's some information that is missing which would explain this discrepancy.  

As for change orders, they should always be in writing, signed by both parties, showing full amount of upgrades etc. so there can never be a discrepency.

One of the books mentioned finding comps and determining the percentages of each expense to quickly find any discrepancies.

Any discrepancy is a HUGE red flag.

When possible, i have a sit down interview with the prospective applicants at their CURRENT resident and give them the chance to explain any discrepancies.

So if you look at market data, get comparable nightly rates and times that by the occupancy rate (with a discrepancy factor) to get an estimated monthly or yearly income.

We ended up having to cancel this deal for the time being due to discrepancy between what the county would allow vs what the listing agent had supposedly confirmed they would allow.I certainly learned a bit in the process though, so I guess it wasn't for nothing.
