The home is actually not staged, just decorated nicely fortunately.

.- Nearly always (unless your home is like a staged new construction model home) staging - meaning even if you have your own items in the home, usually moving things around, removing some, replacing others with rental items if the original items make the rooms look too small or dated, adding/replacing decor and art work, making sure flow and decor maximize space and positive features, repainting walls if the paint color is lowering appeal.- Same concept for outside.- Professional grade photos.- Pricing that takes into account your home's unique features, which could mean going higher or lower than just lumping it in with the mix of comps that appear to be similar.This is agent specific and not necessarily related to a specific company, I see high end 'premier' listings poorly marketed by mainstream traditional companies sometimes and some 'budget' agencies where the agent just did a great job with this stuff. 

Their existed stores seemed nice and well decorated with the theme.

Otherwise if you just say you want to rebuild the fireplace mantel when you walk by with one contractor, and they envision a wooden mantel without any decorative detail, and the next contractor is thinking brick surround, and bluestone in front, and a metal mantel above, and powdercoated, that’s going to take more time, cost more money and you said the same thing to both of them but they have different experiences and vision.

You pay all the utilities; you need a full unit of furniture and decor; you need plates, utensils, pots and pans, glasses and cups, coffee maker, toaster and basic cooking supplies; you need linens and towels, soaps and shampoo and conditioner and blow dryers and basic bathroom supplies; you need laundry soap and supplies; and you have the cost of cleaning on the turn (usually charged to the guest but you still have to manage it).

If you want a more concrete list, some of the worst ways to spend money (in my opinion):Going to the movies, buying drinks out regularly, trendy home decor (that will soon be out of style), buying a new car, eating out regularly, impulse buys (of basically any kind, to include travel unless it's an insanely good deal), books you won't read (if you know you'll read them it's fine), anything to "keep up with the Joneses", basically anything that won't last. 

In fact, it sort of looks like a high-end antique store that was vandalized by an angry raccoon who liked decorating the piles with ladies shoes. 

Landlord shall not be obligated to clean, decorate, alter, repair, or otherwise improve the rental, either before or after the execution of this lease, unless agreed to in writing as part of this Agreement.

As I get more bookings I can then use that money to properly finish decorating exactly as I like.
