What I did find is that as a builder in eastern tennessee, I could build STR cabins for less than 70% LTV so that I could effectively BRRR my way into growth without coming out of pocket for a down payment.Now it does take a lot more cash to do because as a builder I have to front a lot of money at times (land, permits, each stage of construction while I'm waiting on the draw). 

We're doing a ground-up construction project in a booming spot on the Pacific Coast of Mexico.

That being said, this is mainly doable for folks taking on cosmetic rehabs with great time management/construction management skills.

If I keep the house in my name and use it as a rental, would I need to do anything other than notify the lender and adjust my homeowners insurance to reflect the house is a rental? 

Many people did that during the pandemic and most buyers in Tulum buy pre-construction.

I think their general stance is going to be to go with whichever comparable property has the greatest degree of similarity in terms of (probably, in this order): location, age built, quality of construction/current condition, and square footage.

In order to get a line you would need 2 years of operations, and have an operating company - like a property manager or a construction company.
