Sounds like you've had poor expectations on how the process works, poor communication from your lender, and maybe there is more to your file that you are letting us know. 

Utilize the enemy method - like @Bradley Buxton said, take a look at your competition to see how yours compares and make adjustments accordingly

Hi everyone, I am currently a 19 year old sophomore in college and I recently was given the opportunity to invest $200K into real estate if, I can find a method to invest and do the work to make a deal(s) happen with a bit of help along the way.

Sounds like the BRRRR method could be a could way to go about that if you're open to properties that need some TLC as opposed to ones that are turnkey. 

I don’t know if Jerryll’s method is the only way to obtain leads efficiently, but I hope everyone else beliefs him so I can stop getting solicitations! 

Welcome to BP - you've definitely come to the right place - I'd recommend some of the books in the BP bookstore for next steps - particularly the BRRRR Method book by David Greene which is great and might be perfect for your situation

Would you stick with the bank  (have kept the communication going with my contact on what i'm working on, high level is 25% in, 9% rate amoritzed 15 currently but I think they would do 20 and also includes construction phase but not sure yet on when it would switch to p&i) and go that route or would bringing in a cash partner (friend/family, have multiple people interested) be something to consider?
