But my background and experience is in Business Development, and Marketing Strategy in close integration with sales, so I figure I at least have some transferable skills that'll allow me to make the most out of property as an asset class.

We take ethics classes, and continuing education classes, and constant training to stay up to date with rule changes. 

What class property would you consider this home to be that you're selling?

I have been offered to invest as LP in multifamily apartment deal.Underwriting is supposedly conservative and based on current cap rate (4.5%) and interest rate (7%) so if interest rates go down (which may as Fed has already started cutting rates), returns can be better than the projected ones as can have more buyers for Class A property in few years with lower mortgage rates.

I am in the process of selling a portion of the portfolio but just switching from Class C properties to less problematic Class A properties.

That can literally be like 50 bucks - and that is not up to youInvesting in section 8 usually means C-D class areas - Higher risk, higher turnover, higher chance of evictions, higher chance of property damage, behind on rent etc.Instead of buying a 20 unit, maybe considering scaling down and investing in a solid area.
