Owners won't call you back if they don't think you have the capital to buy the building, letter heads, answering your phone vs sounding like a call center.

There is a REIA meeting at the Emerald Coast Convention Center every third Thursday at 7pm that's pretty good.  

I think what you all might have forgotten is that these brokers/agents are showing you the PROJECTED NOI/CASHFLOW.The company I work for, they get a financials for a shopping center from a broker and then we ask the landlord their actual financials produced from their SYSTEM.i have to make the comparison and to also create a proforma budget and compared that to the BROKER'S proforma.

I actually did sit down and speak with KW up here in Lewis Center, as I was very interested in the education they provided and they seem to get a ton of recommendations on here.

She currently lives in California, but will be moving here to Georgia at the beginning of October to start work at one of the major animal research centers here.  

I like some near Albright College but that zipcode goes deep into the center of reading which are nowhere near $60K.  

So I have a three unit with a basement that was previously used as a daycare center, so it is technically refinished.
