Y’all have given me the boost I needed to at least look into my other options and see what we can make happen!

I already have 2 large existing aluminum frames in one of the rooms and they really do boost the temperature by 5-8 degrees. 

@Brandon Lewis if you are flipping I would look time on market, crime, school ratings, which neighborhoods are desired over others, the median price of homes, the price of homes in certain neighborhoods you are looking at, population growth, the top employers and how their business is doing, any city projects planned to boost growth, any large private projects.

Last thing you want from a moral & legal perspective is to put a new family in there, house gets shot up then it comes out you knew about it & didn't disclose.

The advanced option to boost DTI by making debt go away is to use a seasoned entity to move all your personal debt to business debt. 

I have plenty of family members that I would not trust to take care of a property for me because of their poor work ethic and morals.

And, finding roommates to help pay your mortgage will boost your cash flow that much more.Talk to @Adam Schroeter and @William Allen about good areas and finding properties. 

If you morally can’t make such choices get out of this business.

I see some come with a facial, wedding make up business cards to boost their income.

The moral of the story is that I would do it, but I wouldn't treat them any differently because of the lump sum rent payment.
