I personally am not getting into real estate to work with my body, rather with my brain. 

I've also never taken out a car loan, student loan (lent the gov't my body for 8 years instead, GI Bill is of course interest on that loan), engagement ring loan, etc.

It is a nice home but had many maintainence isues with it including flooding in the basement, sulfur smell in the water, backyward not trimmed and some other things.

Any tips on how to approach people, especially seasoned Investors. what questions I should be asking, even help on body language etc.

However, if I smell that the hosts are quite obviously desperate for camera time to the point of distraction, I'm quick to punt that particular show.That said, sometimes the real stuff is super boring (if the host is boring).

Find the office that has plenty of donuts and coffee and lots of people hanging around bs'ing about last night's game, or how their one-and-only contract fell out and are ready to pounce on any breathing body that comes through the door.  

The general public needs a governing body to oversee this stuff to protect the public's interests.

On the 3rd day of him living here there has been a foul, terrible smell.

@Ryan Wamsat If you'll PM the address, I'll look at the home, history, area, rents, etc and see if it passes the smell test.From the numbers, I'd guess that you're looking in either the South Coast (Fall River / New Bedford) or well west of I-495.  

No SSAE16-Soc II report on file, No E&O, no regulatory body governing them, no audited financials, no policies and procedures on NPPI data, etc.) they aren't going to be able to call an institutional lender/servicer/bank to buy a note.Our diatribe ends up being to the benefit of the OP.
