Just buy a cheap cell with your local area code.

Visit on off hours (one morning, then an evening, then late at night, then mid day, etc) and make sure all of the neighbors like you (bring cupcakes) and have your cell phone (magnets keep them handy).

Manufactures have the option of switching to better insulation (high-density closed cell foam, vacuum insulated panels, etc) and could exceed the new benchmarks without making the tanks physically larger.

We have 2 homes rented currently with 2 different PM companies, and my blood boils whenever I have to deal with them. 

Yeah, most of the places I look (Zillow, mls, etc.) if they advertise seller financing, the place is usually a dump with bullet holes in the walls and blood stains on the carpets. :)  I think I might just give that a try!

This is something that could easily cause bad blood in the relationship and for me, that is just not worth it.

I will say that if I am the only one reading the ongoing saga, it still is cathartic to be able to vent the emotions on this forum.Keep in mind when working a deal that each deal has its own life blood, ebb and flow.  

You just need to use a variety of formulas in cells linked together and it should run itself outside of punching in numbers.
