Location   Location  Location  And like I said NOT all of CA does that especially those that maybe are not familiar with the state.. there are plenty of very low priced areas in CA that would rival mid west values.. and very little appreciation over the same amount of time.. as you know its a HUGE state 900 miles from top to bottom lot going on there.

It's always nice to look like the good guy when you're a landlord because it's easier to work with happy tenants rather than bitter tenants.

Next time, also get estoppels with the seller and tenant signatures so you're all on the same page about when rents are due, how much they are, and how much security deposits are owed.Take it as bitter medicine.

While it would be a bitter pill to swallow if things somehow went sideways and we had to pay, we definitely would to protect our credit and because it’s the right thing to do; thankfully we’re Blessed to be in a financial position that we could do that.
