@Chris Johansen I believe the part you're missing is you are not "simply loaning him money" under the new iteration of your partnership arrangement.

I believe that doing cabins now I can basically do the same thing that took me 15 years to do in houses in terms of growing a portfolio worth 10 to 12 million to where I'll owe 7 to 8 million (3 to 4 million in equity/net worth) that will net about 150k to 200k a year.   

I ultimately believe he comes from a scarcity mindset and does not want other investors in this market competing against him.

If there is no agreement signed and this person is just someone listed from the broker's database, I do not believe it is acceptable for the broker to collect a split in addition to the house split.If you are to consider negotiating this additional split, there is a lot to take into account here... what is the % of business that you generate on your own vs. how much your broker contributes?
