Higher Operating Costs: Investors may face rising property taxes, insurance premiums, or utility costs, which cannot always be offset by rent increases under rent control.

If they pass a strict grandfather rule where any sale loses their right to STR, the buyer may still face problems (which is also a part of their due diligence, but I would be honest upfront).

Let them try to make their case that you acted in bad face (assuming you have proof that you tried to return the deposit).
