They also were meant to dry their clothes on hot in the dryer, and I didn’t see any laundry being carted to the laundromat, either.They were headed down the eviction road, I believe, but their decision not to stay due to rent increase probably made it much easier on me in the long run.

You will provide one to the tenant and keep the other one.The reason why it is important to revise the lead certificates during your inspection contingency is due to the fact that number 1, kids specially babies can get sick and number 2. if the seller did not  do a lead inspection then he might not be doing the City's rental inspections either.

My 1st thought would be river rock but note that the tenants won't keep it up & it's going to be all weeds by the time you've got your next turnover.VEGAS baby  do a Vegas rock landscape zero maintance  put plastic down rock over.
