Or should my husband list himself as the registered agent with myself being the authorized manager or is there a better/safer way around that?

If nobody is paying the taxes eventually it will get foreclosed on by the taxing authorities and you can buy it at the tax sale. 

.- If someone in your life that trusts/loves you adds you as an "authorized user" to one of their cards, often you will inherit the full credit history of that card - for better or worse (so pick a 10 year old credit card that they've never had a late on).
