A really great agent will invest in house cleaning, window cleaning, staging, and a Facebook ad campaign which reaches over 100k Sacramento area residents.

BP put us on stage at two of their conferences and that really got us over the finish line.. 

@Michael Elifritz  I'll take the liberty to assume you're at the very early stages of planning.

Being in the beginning stages of my investing career this helps.  

Sellers go out thinking they have a deal and contract for their new living arrangements only to have their deal fail and now it puts them in a pickle.

Since it's done in stages, get a helper, give yourself time, and do it at one time (or at least one section at a time).  

Any phrases such as "finished basement or attic", "in-law suite/arrangement", "seller nor listing agent can confirm the legality of the basement/attic unit" are a few common ones.

Assume the property is in perfect condition at the vacant stage.

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.
