We (as the EAT) would net lease the property to you so that you can manage the property or appoint a property manager to manage the property. 

This can be changed by appointing an individual, entity, or even one of the members to a managerial position, but must be detailed in the operating agreement.

The important thing is to find a very good REAL ESTATE ATTORNEY, then set an appointment to meet-ask a lot of questions to gage the experience level and volume of business.

What I do know is trying to convert the motivated ones to appointments and then into signed contracts to closings!
