MLS will be most reliable, as it is a verified transaction, I don't know where the others pull their data from so I can't speak to their accuracy.

The consultation will probably cost you 100 bucks but the knowledge and certainty of the accuracy is worth the expense.  

While population centers with decreasing population like mine also have areas that gentrify as cities change, predicting that gentrification years before it happens with real accuracy is often a fool's errand.One reason why specific predictions get upended has to do with shootings, often tragically random ones.

If it were as simple as a 1-to-1 guaranteed relationship, we could all just get rich overnight day-trading mortgage backed securities w/ Fed rate changes (that are generally known ahead of time with >80% accuracy), no need to ever have jobs or work or anything else.
