I don't hear too many investor doing ground up multi-family for house hacking in the area, so this is definitely interesting.

My portfolio consist of duplexes and single family homes, and one STR, however this will be my first renovation other than minor touch ups. 

Of course I rode the wave from 2018 to 2024 with the west coast transplants during COVID and driving up prices in the area.  

Rents will go up.

I have two properties (exact same property just across the street from each other) one is a seller finance that is coming to the end of its contract for balloon payment and the other is a fix and hold Interest only loan that is also coming to the end of its contract for balloon payment.

And if something pops up later such as unpaid material man, or a couple of subs who received no payment and did not provide lean releases- do you go after the contractors bond money after filing for a court order to do so?

But IMO the risk does not come from leverage.
