install interior doors, trim work (casing and baseboard), baseboards in carpet areasinstall all cabinetry template counters---- this is where we are ---prep for trim and door paint (spray crew)spray interior trim and doors (spray crew)install counters (preferably right now is the time to do this but it can be later) (kitchen shop)taping crew returns to do the first touchup (a lot of damage on walls from carpentry, deliveries, tools, etc).

Things I can predict are drywall touch-up, paint, caulking, etc.

When I paint rentals, I use the same paint color for all walls and it makes for easy touch up between turns.

No heavy rehab, the occasional touch-up or basic upgrade or replacement of aged mechanicals notwithstanding. 

I don't have touch up paint to move them back and return the walls to how they were when tenants moved in.

Obviously the kitchen could use a touch-up.

So now there's all these white 4" patches and no touch up paint.

So, other than flooring, cabinetry and drywall and some touch up work there is nothing that needs fixing.

Then you get to reinstall the vanity and baseboard, caulk and spackle, and touchup paint.

I live in california, i have lived in this same apartment for eighteen years, the rugs have never been cleaned,it was touch up with the paint..I  cannot do anything as the paint is the old paint and has since then been changed..I was reading about how we can be charged for this when we move..is this so ???
