For instance San Antonio may be easy, and San Diego may be close to impossible for certain things in certain committees.

Start with Austin, San Antonio and then to Dallas perhaps.

You are in TX so you have the ability to buy decent turnkey new builds in San Antonio right now, with less cash flow up front, but hopefully scalable appreciation.
