Without any data from your profile, I can only assume you're trying to  use the wholesaling strategy. 

A little more info on my profile: I have no other IRA's but I do have a 401k with my existing employer.

Steve,I would recommend completing your profile, throwing up a picture and letting the community know a bit more about yourself to add some weight to your request.Sounds like a good opportunity for someone looking to learn the ropes. 

It's a duplex for $22k, I haven't been to look at it, it yet but just going off the profile of the property it would probably need another $10-15k of work before I would be comfortable putting tenants in there.
