In 2011 our short sale took almost a year, but it was our first rental purchase and we had to assist the cash-strapped owner in removing her tenants who had been living free for over a year. 

If you are strapped for cash that badly, I would caution against buying quickly because you will find that you can't afford needed repairs as soon as you get in the property!

I know the city is strapped for money, do they come after you for past violations even if you rehab the building? 

In every diner there are place mats and on each place mat is a local company that advertises there services.  

I'm thinking it would be really hard to match the faded brown color and slightly matted texture.If you've patched a carpet, how did it go?

Their son occupies a bedroom on the first floor, and in the middle of that room, they put down this 8x8 Transformer carpet/rug/mat.

Haven't you heard this type of tiny house living is not working out..cities are clamping down and the welcome mat is rolling up.. 

Or just borrow a little and see how it goes or put it on a credit card ( down payment) and pay it off in a year@steve Vaughn  follow Steve  he has built a very impressive portfolio by the boot straps in another post he said in 14 years he now has 34 rentals.. mix of homes and small apartments.. and he says he used scortched earth policy to get there..

I once forgot an entire load of laundry at a laundry mat and when I went back in the morning they pointed to a sign that said "Any items left behind after hours will be thrown away" I was definitely disappointed and a little irritated but I only had myself to blame.
