When I came across this quote in a Tim Ferris podcast it instantly became a motto for me both personally and in investing:"Easy Choices, Hard Life. 

I was not in a hurry to get these because I thought I had time, but everything changed in what seems like an instant.  

It could mean I am stuck with the undesired tenant longer than I desire (we may not be able to get rid of them instantly) but they will likely be paying slightly higher than market rent at the first rent increase and significantly higher than market rent at the second increase which will get them to provide me notice. 

I'm also going to takeoff instant book for the time being as my last guest which was a local, instant booked for just 2 nights with 5 of her friends and didn't trash the place but used it very well.

If you're having trouble finding these guys, there may be more experienced agents in your office who could point you in the right direction.Having access to the MLS and being able to view properties instantly, are two of the main benefits of maintaining your license as you start to shift to only investing (if that's what you end up doing).
