Once you figure that out (read The Millionaire Real Estate Investor by Gary Keller to help hone in on your strategy and find some you may not have considered...), figure out your niche - high end, low end or somewhere in the middle and start doing your research.

Hello Jesus,Be sure to pick up some good books to get started- any BP book, Gary Keller's MREI & MREA, Rich Dad Poor Dad, and any other suggested books you read about around the BP forums.The podcasts here are very informative too. 

Gary Keller has some great literature that emphasizes the important of lead generation.

Gary Keller's Millionaire Real Estate Investor is a great book.

@Gary Arora  Sorry a little late but most of our investors use Ridge Lending to refinance and cash out. they seem to do a pretty good job at refinancing. hope that helps some.
