I filed a claim.Claim adjuster came out, fire department came out to log it and an investigator that works for a law firm representing the insurance company "Loyd's of London.  

The plaintiff's and insurance company's attorneys seem to know the drill - which is that the case will be settled for under $20k.Have been told this amount is cheaper for the insurance companies than challenging the plaintiff's claim and going to a jury trial.In our opinion, this just encourages desperate tenants AND personal injury attorneys to file frivolous claims!

Even if he won't sign a new lease, I would simply post this on his door advising him of the new rental rate, take a picture of it, and save it for possible future need if you have to file for eviction. 

File a casualty loss using Form 4684 and Schedule A if losses exceed $500 and aren’t fully covered by insurance.
