In my typical reverse order fashion, I searched the forums after posting my questions and found that same info in some other forums as well. 

Unfortunately, most agents approach their work in the same fashion - they go about it not using their brain.

Finally I have come to an understanding that real-estate investing is where I can leverage my own self and little cash I have accumulated so far, in the least risky fashion,  with less hours per week.I have teamed up with a like minded friend, although little more conservative on risk. 

I also feel good old fashion hard copy letters, leases, etc set the tone better than emails - getting a letter in the mail is more "official" (as long as its typed, on letterhead, etc).
